Arnett Avenue
This project won under competitive tender for our client Wokingham Housing comprised the design and build of 10 houses, 3 for shared ownership and 7 for rent and 36 flats of which 20 were shared ownership and 16 for rent. Architect, Structural Engineer and M&E designers were all novated by the client and worked with RJL to complete the detailed design, discharge planning conditions and achieve building control, NHBC and Secure by Design compliance. The site was formerly occupied by sheltered accommodation and bungalows. There were several constraints including extensive mature trees which were retained.
The scheme was traditional brick/block insulated cavity wall construction, with timber floors/stairs to houses and widespan concrete floors and concrete stairs to the flats. Windows are all composite timber/aluminium. External works comprised extensive permeable paved road and parking, street lighting, cycle stores, flexible woodland footpath, children’s play area and landscape planting. PV panels were provided to roof areas of the houses and both blocks of flats. EV charging was also provided to currently charge 4 vehicles along with infrastructure for further expansion in the future
